Kitchen Plumber in Fortitude Valley
Kitchens and laundries are the two rooms where water works hardest, and the plumbing behind them takes the wear. If you need a kitchen plumber Fortitude Valley residents can ring for a bench full of problems, you'll find the full service list on our Fortitude Valley page. We're licensed plumbers on jobs across the suburb, from pre-1940 shopfront conversions on Gipps Street to the towers that followed the 1990s renewal.

The Valley keeps those rooms busy. When BIGSOUND week and Valley Fiesta weekends push venue kitchens and amenities hard, the plumbing behind them earns its keep, and the apartments around them work just as hard.

Supply, Waste and Traps Under the Bench
Behind every kitchen bench sits a small plumbing system: the supply pipes, waste pipes, traps and connections that serve the sink, the dishwasher, the washing machine and the laundry tub.
Hot and cold supply lines run to the tap, each through its own small valve. On the waste side, water drops from the basket strainer, past the trap, into the waste line. The trap holds a water seal that blocks sewer smells from reaching the room.
Every fixture then drains into the private sanitary drain, the in-ground line linking the home to the sewer point. Each fixture keeps its own trap on the way, so kitchen sinks and toilets can share the one line below.
Tower apartments squeeze all of this into a small service zone. A slow drip under one bench rarely stays one unit's problem for long.

Who May Do Kitchen and Laundry Plumbing
Only a licensed plumber may do most kitchen and laundry work. The QBCC's unregulated list lets a capable hand do a couple of tasks in these rooms without a licence:
- swapping the jumper or washer inside a tap;
- changing the cartridge in a home water filter.
Even those tasks must still reach the required standards. Fixing or swapping a fixture or fitting here is minor work, done by a QBCC licensee without a permit and without anything to lodge.
Everything past that point needs a licensed plumber: new connections, extra outlets and any change on the waste side.

Shutting Off One Fixture, Not the House
Three valves matter in a kitchen or laundry: the isolation valve under the bench, the wall tap or valve feeding an appliance, and the shut-off tap at the meter.
An isolation valve stops the water to one fixture while the rest of the home keeps running. A dishwasher and a washing machine take their supply through a separate shut-off valve or a wall outlet, so either can be closed off while a hose is swapped or a leak is chased.
When nothing local works, the tap at the meter shuts the entire property, and it closes clockwise. Check first whether anything, the hot water system included, needs that supply left running.
Valley towers add a fourth valve worth knowing. A burst hose on an upper floor sends water down through the slab to the units and retail below, which is why the riser shut-off comes first in a tower.

Moving a Sink or Appliance
Notifiable work is the category for plumbing in a standing building: no council permit applies, and the QBCC gets notified once the licensed plumber wraps up. Renovating a kitchen lands squarely in that category.
Installing a new sink, or moving the one already there, is notifiable work too. We send the QBCC a Form 4 within 10 business days of finishing, and you keep a copy. If one never turns up, the QBCC can provide it on request.
Apartment owners face one exception. A unit near Fortitude Valley railway station can sit on a combined drain, and where lots share one drain, an added fixture triggers permit requirements. Renovations in some apartments also require a local government permit, so raise it with the plumber before work starts.

Sinks, Filters and Machines We Connect
Two dedicated pages sit under this one:
New benches
kitchen sink installation covers putting a sink in, the supply and waste hook-ups and the bench work around it.
Machines
dishwasher installation covers the connection, its shut-off valve and the drain hook-up.
Leaks here tend to begin where two parts meet: waste and trap joints, where a tap seats, the supply fittings or a machine hose. If a braided hose is the culprit, our flexi hose page has the detail.

Kitchen and Laundry Questions We Hear
Call (07) 3523 6484What does a kitchen plumber do around Fortitude Valley?
A kitchen plumber handles the sink and its waste, taps, the under-bench trap, the dishwasher and filter connections, plus the laundry tub and machine taps. The pages below carry the sink and dishwasher detail.
Can a kitchen sink and toilet share a drain?
Yes, both can empty into the one private sanitary drain, because each fixture passes through its own trap on the way to the sewer point. That in-ground line links every fixture in the home to the sewer.
What does laundry plumbing include?
Laundry plumbing covers the tub, the wall outlets that fill the washing machine and the waste line carrying the water away. We can confirm the exact scope of your job when you call.
Does a kitchen reno in Fortitude Valley need council approval?
No, a renovation in an existing home is notifiable work: no permit applies, and we report the job to the QBCC on a Form 4. An apartment, or a building where lots share a drain, can require a permit instead, so ask the plumber first.
Which taps count towards a rental's water efficiency limit?
The 9 litres per minute limit covers indoor cold taps over a kitchen sink or laundry trough, mixers included. Outlets feeding a washer or a dishwasher are exempt.
Who looks after kitchen plumbing in a Valley unit?
A line serving one lot only, staying inside that lot and not sitting in a shared boundary structure, is the lot owner's. Anything carrying water to more than one lot is body corporate responsibility.
